Landlords need to know about the ‘How to Rent ‘Guide and particularly keep up to date with the latest versions.
The Government updated the guide again in December 2020, and it is recommended that landlords keep a link of the updated version on their websites – Guidance on How to Rent.
The latest version of the How to Rent Guide should be given to tenants at the start of a shorthold tenancy. This needs to be issued either as a hardcopy or a pdf document which can be emailed to the tenant. When the tenancy is renewed, the Guide only needs to be sent to the tenant again if it has been updated since the renewal date.
The guide is for tenants who are renting a property in the private rental sector. When they enter into an assured shorthold tenancy, they are entering into a contractual agreement and the How to Rent Guide explains their rights as well as their responsibilities.
We always ensure that all the properties that we rent out on behalf of our clients adhere to all the guidelines outlined in the How to Rent Guide and we issue the Guide to the tenants since there are legal consequences around future Section 21 notices and property possession for a landlord if this guide isn’t issued. How worrying to think that a simple document being missed can have such serious consequences?!
